Our firm represents Tidhar Urban Renewal in advancing a plan under the authority of the Tel Aviv District Planning and Building Committee. The plan aims to establish a large-scale urban renewal project in one of the older neighborhoods of the city of Bat Yam.
The project involves demolishing the existing, dilapidated railway buildings, which currently include 152 residential units, and constructing three residential towers up to 46 stories high, as well as a 10-story building. The new development will include 690 residential units, commercial areas, employment spaces, and public spaces.
Additionally, the plan allocates approximately 2 dunams for public buildings and institutions, as well as a development area in the center of the project.
Tidhar, the project’s developer, submitted through our office a self-objection against the deposited plan to implement amendments that will allow for better and more efficient realization of the rights granted in the plan and to advance its important goals.
An objection to the plan was also submitted by the Bat Yam City Engineer, who requested, among other things, to reduce the number of residential units in the project so that it would include only 620 units.
On November 18, 2024, the District Planning and Building Committee issued its decision to approve the plan, after accepting most of the arguments we raised as part of the self-objection.
The District Committee approved the establishment of a project comprising 690 residential units in an alternative mix, as proposed in our objection, which enables the construction of a quality project with a mix of apartments suitable for young couples.
The Committee also accepted our arguments regarding a more appropriate design of the project, including the central development area, as well as various arguments raised concerning the building configuration, building lines, and more.
This is a significant decision that was reached within a short timeline and will allow the realization of a high-quality project in the heart of Bat Yam.
